Starbuck at The Village at Castle Pines is a neighborhood of 43 detached homes within the larger community of The Village at Castle Pines, Colorado. Starbuck comprises an area of 23.14 aces, with about one-third devoted to open space. Homes in the Starbuck development were built between 1995 and 2001 by Austin Signature Homes. A copy of the developer’s marketing brochure, the “Starbuck Community Map” showing the acreage of each lot, and the Improvement Survey Plat of each lot are posted on the Starbuck website under Public Documents.

The Starbuck Homeowners Association (HOA) has been self-managed since 2001. In addition to maintaining Starbuck’s common areas, the Starbuck HOA provides the following services to our homeowners in accordance with our covenants:

  • Clearing of snow from driveways, front-entrance walkways, and interior Starbuck streets when the snow accumulates to a depth specified by the Board of Directors.
  • Maintaining lawns including irrigation, upkeep of the irrigation system, mowing, and application of fertilizer and herbicides.
    Spraying of pines and spruces on homeowner’s lots and open space to help combat beetles, in accordance with programs determined by the Board of Directors.
  • Providing water to irrigation lines at each lot for the homeowner’s landscaping (connections of drip lines and emitters are the responsibility of the homeowner).

Except as described above, our homeowners are responsible for exterior maintenance of their homes, landscaping on their individual lots, and the replacement of any trees or shrubs on their properties.

As a sub-association within The Village at Castle Pines, our Starbuck homeowner dues are in addition to the main Village at Castle Pines dues. Starbuck dues are paid twice a year ($1,650/semi-annually for 2023).

The main Village at Castle Pines dues ($247.50/monthly for 2022) covers security services, recreation facilities and amenities, maintenance of The Village at Castle Pines open space and trails, snowplowing on common roads, and other related services. In addition to master and sub-association dues, residents pay a monthly fee to the Castle Pines Metropolitan District for our home-use (excluding irrigation) water and sewer. The Village at Castle Pines is an unincorporated development south of Denver in Douglas County, Colorado; our postal address is Castle Rock. We are not associated with the nearby incorporated City of Castle Pines nor the Castle Pines North Metropolitan District.
